We understand that keeping your home in good condition is important. Our Maintenance Department is here to promptly address any repair needs in your apartment or housing unit. To make it easier to request repairs, we offer an online Maintenance Work Order request form on this website.

New Applicants:

If you are a current resident and you have not registered for an account, you will need to register before you can submit a Maintenance Request.

How to Submit a Maintenance Request:

Click on “Submit Maintenance Request” (or “Work Order Request”) in the Resident Services menu. This will take you to an online form where you can tell us what needs fixing.

Enter Your Information:

Provide your name, address, and phone number. This helps us verify that you are a resident and lets our maintenance team reach you if needed.

Describe the Problem:

In the description box, give details of the issue. For example, “Leaking faucet in kitchen,” “Air conditioner not cooling,” or “Outlet in bedroom not working.” The more details you provide, the better we can prepare to fix it. You can also upload a photo of the problem if the form allows.

Submit:

Once you’ve filled in the details, submit the form. You should see a confirmation that your request was received. Our work order system will log your request and dispatch a maintenance technician as appropriate.

After submitting, you can expect a maintenance staff member to respond according to the urgency of the issue. We prioritize emergency repairs (like major water leaks, no heat in winter, electrical hazards, etc.) and will address those within 24 hours or sooner. Non-emergency requests are typically handled in the order received, usually within 1-3 business days. Our maintenance crew will either knock on your door or contact you to schedule a good time to complete the repair.

Emergency Maintenance

Emergency Maintenance:

If you have an emergency maintenance issue after normal business hours, do not use the online form – instead, please call our Emergency Maintenance line at 256-734-4212. This number is answered 24/7.

Examples of emergencies include:
  • No electricity, no water, severe plumbing leaks or flooding, fire (call 911 first in case of fire, then notify us).
  • No heat (when the outdoor temperature is below 49 degrees F)
  • No air conditioning (when the outdoor temperature exceeds 82 degrees F)
  • Lockouts, broken exterior locks or any condition that poses an immediate risk to health or property.

For such emergencies, our on-call maintenance staff will be dispatched to assist you as quickly as possible.

For routine maintenance during office hours, you may also call the main office to place a work order request by phone. However, using the online request form is often more convenient and creates a written record of your request.

Tenant responsibilities:

Please note that if damage is caused by misuse or neglect by the resident, there may be a charge for the repair . Routine wear-and-tear repairs are free of charge. Always report issues promptly – a small leak or problem reported early can prevent bigger issues and charges later . Also, do not make repairs yourself or hire outside contractors; all maintenance on CHA properties must be performed or approved by our staff.
